The fascia is the vertical board along the ends of the rafters that the guttering fixes to. The soffit is the horizontal board underneath, closing the gap between the fascia and the wall. Together they finish the eaves and keep weather and birds out of the roof.

Look for flaking paint, soft or crumbling timber, green algae staining down the wall below the gutter, sagging gutter lines, and daylight visible in the eaves from inside the loft. Any of those means water is getting where it should not.

Capping over sound timber is legitimate. Capping over rot is not — it hides the problem and the rot continues underneath. We open up and show you what is actually there before deciding, and we will not cap over something that should come out.

Dry verge is a mechanically fixed cap along the gable edge of the roof, replacing the old mortar bedding. Mortar cracks, lets water in and eventually falls off — often onto a path. Dry verge does not.

On most roofs, yes. The roof space needs air movement or moisture condenses in the loft and rots the timbers. Continuous vent strips in the soffit are the usual solution and cost very little at the time of installation.
