Not usually — the replacement unit is made to the exact measurements we take, so there is a short lead time. What we can do same day is make the property safe and weathertight if the glass is actually broken rather than just misted.

Age is the main one — most units are designed for around 20 years. Beyond that, standing water sitting against the bottom edge because drainage slots have blocked, and heavy thermal cycling on a south-facing elevation, both shorten the life considerably.

Keep the drainage slots along the bottom of the outer frame clear so water cannot sit against the edge of the unit. That single bit of maintenance does more than anything else to extend sealed unit life.
